A Clinton Street house has shattered Orange's residential sales record.

Number 65 Clinton Street was on the market for less than three weeks when it sold for $2.8 million.
The five-bedroom house has three bathrooms and an open-plan kitchen and living area flowing through triple-stacker doors into a north-facing covered courtyard and workshop.
Set on a 641 square-metre block, the house also has an attic with a retractable ladder and access to the roof cavity.

According to selling agent One Agency's principal Ash Brown the property ticked a lot of boxes for buyers.
"The CBD is like being on the waterfront in Sydney now; it's sought after and people want it for the lifestyle and being able to walk to everything," he said.

"There's beautiful architecture all around you and people who are proud of their houses."
He said the fact that there is a limited number of houses in the CBD means buyers are quick to make a move.
"Some of the buyers who are looking in that area have been looking for years and some of them have very specific features that they want," he said.

He said north facing rear yards, or a northern aspect which 65 Clinton Street has, are highly sort after.
He said renovated houses also hold plenty of appeal.
"[Many want] something that's finished and done up so they don't have to wait for a builder to quote on it. It can be up to two years to get a renovation done," Mr Brown said.
"We got really lovely comments at the open homes with people praising it and saying `wow what a property' whether people could afford it or not.

"They were wowed by the renovation and how it was done with respect to the old house too, it wasn't just slapped on the back, it had a transition from the old to the new.
"When you look at it at the front you think it's a nice cute cottage but it's actually a beautiful big house that has been designed so well that someone living in there has all the space they want."

While the majority of interested parties were from Orange, Mr Brown said he respected the buyers' wishes to remain anonymous.
"The sellers weren't sure where it would end up but I can say in this transaction both the sellers and the buyers were happy."
The sellers purchased the property in September 2019 for $1.32 million, at the time placing it in the top 10 of property sale prices achieved in the Orange CBD.
The previous owners had undertaken an extensive renovation working with builder Duncan Baird who has been responsible for the renovation of a number of other historic homes in the area.
The previous sales record was held by 9 Claremont Way which was sold by Benchmark for $2.65 million in April 2021.
